About your accounts

Your loans and lines of credit have transitioned to UMB. All changes are effective October 14. Please review the important account information you received in early September and explore the links below.

What’s changing

Some loan/line of credit numbers have changed. Please refer to your UMB monthly billing statement for updated information.

Some aspects of statements have changed:

  • If your loan/line of credit was previously set for autopayment, you’ll now begin receiving statements.
  • If your loan/line of credit was not previously set for autopayment, you’ll continue receiving statements. These will be individual statements, instead of a combined statement for all your accounts.
  • Historical statements will be available in online banking within a week of conversion. However, this information will only be available for customers who already received statements before the transition to UMB.

Important account information

Your loan/line of credit is based on terms that were set when your loan/line of credit documents were signed. Your terms and conditions have not changed based on this account transition. Refer to your monthly billing statement for information about your loan/line of credit number and payment options. This statement includes an updated address for loan/line of credit payments, and using this updated information will expedite payment posting.

Statements

If you previously received a combined statement for all your accounts, you’ll begin receiving individual account statements after conversion weekend. If you were previously signed up for e-statements, you’ll receive both e-statement and paper statements beginning October 14.

Autopayments

Loan/line of credit autopayments scheduled for your payment due date will continue as you set them up previously. No action is required on your part for these types of autopayments.

However, if you have authorized additional or extra loan/line of credit payments scheduled for any day other than your payment due date, your extra payments will not process after October 10. You do need to reset these types of autopayments.

Lines of Credit

Advances

Personal line of credit advances can only be completed in-branch at this time. Telephone and online banking advances are not available.

Ready Reserve Line of Credit advances are automatically transferred for overdraft coverage as described in your credit agreement.

Home Equity Line of Credit advances can be obtained by the methods described in your credit agreement.

Home Equity Line of Credit (HELOC) checks

You can continue to use your existing HELOC checks and do not need to request new ones.

Mortgage Loans

Mortgage loans have been transferred to UMB and are now serviced by Dovenmuehle (DMI) on behalf of UMB. UMB did not sell your loan. Your mortgage loan is based on terms that were set when your loan document was signed. Your terms and conditions have not changed based on this account transition.

You can set up online account access to make mortgage payments, view and print billing statements, request a loan payoff, and access additional customer service support. Read below to learn how to log in and create your account.

To set up online access, you need your new loan number on hand. You received this information in a Notice of Transfer letter the week of September 15. If you’ve misplaced this letter and don’t know your loan number, contact your personal or private banker or call 833-982-0039

If you have a bank account with UMB and use UMB Online Banking, you can access your mortgage loan along with your other online accounts at UMB.com. Or you can access your mortgage loan via the DMI website.

If you do not have a bank account with UMB, you can only access your mortgage loan via the DMI website.

Establishing your online account

Either way you access your account online, you set up and manage your access the same way. You’ll need your:

  • New loan number
  • E-mail address
  • Social Security number

Follow the prompts to set your password. After you create your online account, you can set up mortgage payments, view and print billing statements, request a loan payoff, and access additional customer service support.

Note: Aside from your most recent payment, payment history did not transfer to UMB and is not available in your online account. However, you can call us at 833-982-0039, and we’ll be happy to provide that information for you.

Setting up access for multiple loans

As long as the primary borrower and the Social Security number are the same, you can use the same online credentials to enroll up to 10 additional loans in your online account. After your first-time login, select Profile in the drop-down menu, then select Enroll Another. You’ll be prompted to enter the loan number you wish to add to your profile and the zip code of the property.

If you submitted a new ACH authorization form, your automatic payment for your mortgage loan will continue without interruption.

If you missed the deadline to submit your ACH authorization form, your mortgage has transitioned to UMB, but your automatic payments have been cancelled. You can re-establish automatic payments. But if your mortgage loan is due in the interim, you need to mail payments to the servicing address included in your Transfer of Servicing letter (sent in July).

How to set up automatic payments for your mortgage loan

To set up new automatic payments or re-establish automatic payments if you missed the August 31 deadline, please complete the ACH authorization form included with the Transfer of Servicing notice you received in July. Or download and print the ACH authorization form. Complete this form, including a voided check, and return it one of three ways:

  1. Mail: Our associates will open your form in our secure environment and scan it into our system. If you have any questions about this process, you can call our support team at 833-982-0039.
  1. Email: Scan the signed form and email it directly to your personal or private banker or to our secure inbox MTGservicing@umb.com.
  1. In person: Bring it to your local UMB branch.

We’re legally unable to accept verbal approval for the ACH form. Additionally, we’re unable to accept an email as consent without a signed form. We need your approval and signature to automatically debit your mortgage payment.

Important fraud reminder

Scammers often try to exploit business transitions, like acquisitions and mergers. Please remember: We will never contact you to request or confirm confidential information or request a video call, and we’ll never ask for sensitive data like PINs, or online banking usernames, passwords or access codes. If you suspect fraud, contact our customer service team immediately.

Commonly asked questions

Loans and Lines of Credit

Your loan is based on terms set when you signed your loan documents. Terms and conditions did not change in the transition to UMB.
If your automatic payment is set to pay your monthly billing statement on its due date through a prescheduled transfer from your account transitioning to UMB, you don't need to do anything. These types of autopayments will continue. However, autopayments on a loan or line of credit will not continue to process after October 10 if:

  • You make autopayments through an account at any other financial institution.
  • You make autopayments outside of your monthly statement billing due date.

For these two situations, you need to set up your autopayments again. Go to Payments and Transfers in your online banking account to reestablish autopayments that didn't carry over.

Additional/extra payments did not carry over to the UMB system (i.e., separate, additional payments added to your regular monthly loan payment on a separate date from your monthly due date).

Go to Payments and Transfers in your online banking account to reestablish your automatic additional payments or visit a UMB branch to make an additional payment.

Refer to your monthly billing statement for your loan number and payment options. This statement includes an updated address for loan payments, and using this updated information will expedite payment posting.

You can continue to use your existing HELOC checks.

Most overdraft lines of credit require no action and will automatically continue. If you require a new setup, we will contact you directly with available options.

Please use your UMB billing statement to ensure the bill payment is directed to the updated address and loan number for loan payments.

The conversion to UMB simply transferred the lender relationship to UMB and does not have a negative impact on your overall credit history.

Your loan reflects that it has been transferred to UMB Bank, n.a. This new/updated transfer may take up to 90 days after conversion to be reflected on your credit report.

Mortgage Loans

If you sent your mortgage payment with your old loan number, we can cross-reference it with your name and post it to your account.

Your mortgage has transitioned to UMB, but your ACH payments have been cancelled. Without the ACH, you need to mail payments to the servicing address we provided in the Transfer of Servicing notice (sent the week of September 15).  To restart ACH payments, you can either:

  • Complete the approved ACH authorization form and mail or fax it to the address at the bottom of the form. This form was included with your Transfer of Servicing notice. You can also download and print the ACH form.
  • Call customer service at 855-355-2113 to request a new form and instructions on how to set up ACH, or
  • Register your loan for online access (see instructions on that topic above). Once you have access, you can set up ACH online without a hard-copy form.

Note: ACH cannot be drafted in the same month you set it up. Until your ACH is in place, you’ll need to make payments by mailing a check with the temporary coupon provided with Transfer of Servicing notice OR by registering for online access to pay at UMB Mortgage Servicing.
